Lake Hills and Austin Lake Estates
Austin Lake Hills is located 7 miles west of downtown Austin:The
entire area is often called Austin Lake Hills or Austin Lake Estates, though the
entire area of homes on the stretch of road off Cuernavaca Road up north to Lake
Austin is often just referred to as "off Cuernavaca". The identity crisis
is the result of over a dozen smaller subdivisions with names like Aqua Monte
to Werkenthin. Officially speaking, Austin Lake Estates is the section closest
to Lake Austin demarked by the over-the-street sign at Mecca Road where Cuernavaca
curves back southeast and eventually becomes River Hills Road which loops back
to 2244 Bee Caves Road. (See the map below.) If you continue Mecca Road towards
Lake Austin you'll eventually hit Edgewater where the Lake Hills Community Association
lakeside pool and park is located. Lake Hills HOA is voluntary for those who live
in the area. Lake
Hills Community Association (LHCA)If
you are lucky enough to live in the Lake Hills area water district, then you can
join the Lake Hills Community Association HOA. Membership is voluntary and is
just $300 per year. Membership gets you access to a waterfront park, a swimming
pool, a boat ramp with docks and recreational members area to play, meet and gather.

Living
off of Cuernavaca is different. No
manicured poodle-shaped hedges here. In the 1970's the homes off Cuernavaca were
a refuge for free spirits looking to get away from the rat-race of city life.
The word "hippies" comes to mind. Today the neighborhood is a mix of
old and new; you'll see a modern green home next to a mobile home on a 3 acre
lot. The beauty of our neighborhood is the rustic charm of old growth oaks, super
large lots, tons of privacy and eclectic people...our next door neighbor has chickens
and geese...we're all just doing our best to help "keep austin weird".

prices in the Austin Lake Hills and Cuernavaca area are hard to generalize since
there are so many different areas...Austin Lake Hills and Seven Oaks are right
next to each other but the prices are not. The bulk of re-sale homes in the area
are 1,800 to 3,000 square foot homes selling in the $250k - $450k range. New construction
prices in Austin Lake Hills and Austin Lake Estates averages out in the $160s
to $170s per square foot. In Seven Oaks the average new construction price is
over $350/sf with homes for sale in the $2 to $4 million range. New construction
prices for the Toll Brother's subdivision of Bella Lago (officially platted as
Werkenthin) averages out in the mid $200's/sf. So you have home prices that range
from $170,000 to $4.5 million within a mile of each other. And that's probably
one of the reasons that the modestly priced homes off Cuernavaca have had such
solid appreciation over the years. Where else in Austin can you have a half acre
oak covered lot in Austin's top school district for under $200/sf? It's a formula
